Which Capital Region town makes sense for office space?
The three that come up most for commercial tenants are Albany, Colonie and Latham, and they solve different problems. Albany puts you near state government, the courts and downtown foot traffic. Colonie gives you the Wolf Road corridor with parking that actually works. Latham sits at the crossroads of the Northway and Route 7, which is why so much office-flex space ended up there.
Rent per square foot is the number people compare, and it is the wrong one to lead with. Parking ratio, floor plate shape and existing mechanical capacity will change your fit-out budget more than a few dollars of base rent.
What should I check before signing a lease on office space?
- Certificate of occupancy. Does the building's current CO cover your intended use? A change of use triggers a much broader review.
- Electrical capacity. Count your headcount, server room and any specialty equipment against the existing panel. A service upgrade involves the utility and their timeline, not just an electrician.
- Mechanical zoning. Open floor plates with one thermostat become conference-room complaints six months after move-in.
- Column spacing and floor plate depth. These determine whether your layout fits or whether you are paying to fight the building.
- Restroom compliance. Renovations past certain thresholds trigger accessibility upgrades, and those are the landlord's asset but frequently the tenant's cost.
A contractor walk-through before you sign costs nothing and routinely changes which space a tenant picks.
Is downtown Albany harder to build in than the suburbs?
Usually, and for logistical reasons rather than regulatory ones. Downtown buildings mean shared loading docks, freight elevator scheduling, restricted work hours and street-level staging you have to coordinate. Older stock also means more unknowns behind the walls.
Suburban office parks in Colonie and Latham are generally newer, with slab-on-grade or simple steel framing, dock access and parking you can stage from. The same scope of work often runs faster there — not because the code differs, but because nobody is waiting on an elevator. Our office fit-out work in Albany and our Colonie projects price differently for exactly that reason.
How much space per employee should I plan for?
Densities have moved. Traditional office planning used roughly 200 to 250 usable square feet per person. Current layouts frequently land between 125 and 175, with more shared meeting space and fewer assigned desks.
The trap is planning to the lower number without adding the collaboration space that makes it work. Cutting desk footprint while keeping one conference room produces a space nobody can hold a meeting in. Count rooms, not just seats.
Does the building's age change the fit-out cost?
Yes, and more than most tenants expect. Older buildings carry undocumented conditions, materials that need testing before demolition, and mechanical and electrical systems that were never designed for current loads. Budget 10% to 15% contingency in a newer building and closer to 15% in anything pre-1980.
That is not an argument against older space. Downtown Albany and Latham both have well-maintained older buildings with excellent bones. It is an argument for opening a few walls before finalizing a number.
What about Latham specifically?
Latham's inventory skews toward office-flex — space that can carry office up front and light warehouse or assembly behind. For companies that need both under one roof, that combination is harder to find in downtown Albany at any price. It also means ceiling heights and dock doors that give you options later. We cover that market through our Latham office renovation work.
What to do next
Shortlist two or three spaces, then have a contractor walk all of them with you before you negotiate. The differences in what each will cost to make usable are routinely larger than the differences in rent — and that comparison is the one that should drive the decision.
